 I have built four ADU's in the past two years for me and my investment partner. I arrange the finance, help with the design and manage the rentals.

REAL ESTATE DEVELOPMENT

 We buy homes and sometimes partition the land to maximize its income potential. Then we build to suit the site.

Every house in Portland is allowed to have an Accessory Dwelling Unit on it. The ADU can be in the basement, in the attic, attached to the house or detached. The four ADU's I have built recently (and own with a partner) are all 2 bedroom units of 800 square feet. They rent for about $1,900 each. It is not hard to build an ADU that gives positive cash flow the first month it is occupied. I have a team of professionals who make it easy.

Remodels

 

Remodeling is tough. Sometimes clients move out while the construction happens. If they stay in the house during the remodel they have to deal with dust, noise and an army of construction workers in their home.

I strive to balance spending clients' money efficiently while getting the project completed asap and keeping emotional distress to a minimum. Actually, I work hard to create the most happiness possible during work that is by its nature disruptive.

My investment partner, Gena Hutton, and I developed this 19-unit, 56-bedroom apartment building one block from the University of Oregon campus. We developed it with partners, kept it for five years and sold it in 2014.
